This adaptive re-use project located in the historic district of New Orleans involved a detailed rehabilitation of portions of an old heavy timber warehouse as well as the new construction of a post-tensioned hotel inserted on the backside of the property.  FSE started with a feasibility study to determine which portions of the historic heavy timber building could be retained economically while also developing a cost effective solution for a new post-tensioned hotel to be constructed within the property limits.  Challenges for this project included:  design of both deep auger-cast foundations and shallow foundations, permanent stabilization of bowing exterior masonry walls, eliminating existing heavy timber columns, optimizing the new flat plate post-tensioned concrete structure, and integrating a new lateral force resisting system suitable for high wind speeds.
