This adaptive reuse project encompasses two existing buildings within a new office and retail development. The existing buildings are over 100 years old and originally functioned as meat packing buildings in the historic Fulton Market district. The existing buildings are heavy timber with load bearing masonry exterior walls on shallow foundations. The new building is a composite steel building with steel moment frames and a concrete core supported on deep foundations.
To maximize floor area, the new development not only sits adjacent to the existing buildings, but also extends over the top of the existing structure. Existing foundations were discovered to be undersized and unable to support any additional load. Within the existing building footprint, high capacity micro-piles were installed to support new steel columns which were threaded through the existing framing. Transfer girders span over the existing structure, avoiding additional interior columns.
